I am newbie to the landlord business and recently bought a rental property of which I am planning on renting out by the room. I have been browsing around the net for free lease agreement contracts, but every page take me to eventually purchase the contract.
Does anybody happen to now any freebie resources I can access? OR have a California renters lease agreement they would be so inclined to letting me have? please?
I would really appreciate it!

Bp Logo Icon Pro Member@Vanessa D Guzman Try California Apartment Association. Not free but worth the money. Saving a few hundreds dollars for a free (potentially bad) lease is just not worth it.
I second the recommendation of joining the California Apartment Association. You are renting in the most heavily regulated, heavily litigated state in our country. Get some professional help to stay out of trouble.
I also recommend "Every Landlord's Legal Guide - California Edition" by NOLO. It will be the best $40 you spend as a new Landlord.
American West Realty & ManagementA word of caution about using the California Apartment Association's lease form for California. I decided to join and use their service for this because they do a lot for our industry but they did not include all the required disclosures. It was a year ago but I believe the mold disclosure was not included. When I called, they acknowledged, after checking that they should have had that and got it to me. But it did not inspire confidence! So if you use them for this, cross-check that it's complete.
